leaving leased space - can I take wiring?

I am leaving my current space - too expensive, but am moving to building next door. I remodeled and paid for everything - which was stupid....but its done. Question: it states in lease I can take "trade fixtures". What does that mean? I must leave the walls, doors, etc - but the 220 wiring/plugs/etc are mounted on the outside of walls - or ran across the top of 1/2 walls then dropped down. They would be easy to remove. Is this a typical move when vacating a current space? I need to know if "trade fixtures" are considered the special wiring for running the units - which in turn are my business trade.

I am sure you will get a couple answers, but when I had to deal with this I was able to take it all (did not though). Circuit breakers, wiring, t-max cables, etc. Its all really specific to the beds. Now if you put in 110 outlets, those are more general use and not specific to just tanning bed use.

I think it would be best to consult a lawyer.

Both of my leases state that I must turn it back to it's original shell. What does your lease say about that.

Anything beyond the shell would then be okay to take b/c you have to take it out anyway.

FAKEM!® Gut it down to the vanilla shell. Don't let another salon open in there on your buildout. Well worth losing your security in the long run. You will lose a lot more than that if someone opens there for a fraction of what you did, plus you have to build out again in your new location. Competition will be way ahead of the game plus they benefit from you already being known as a salon there and you will also be advertising to get people to your new location.

Gut it.
