Landlord troubles

Hello all, I'm starting this post to try and get some feed back from the group on how to deal with my landlord. My salon is in a relatively new area and was suppose to be an up and coming spot. However, with the down turn in the housing market, growth has not happened as I anticipated when I opened my salon.

The current state of the economy is certainly not my landlords fault but they are not at all interested in helping out the tenets. They have had 6 business's go under in the last six months and many more are on the verge. (we are in a large outdoor mall that has over 60 stores)

The landlord won't discuss rent breaks, advertising, marketing or even entertain the notion of having events that will draw people to the center. They seem content to watch everyone go out of business. We are in the process of forming a tenet association but even then we won't have much in the leverage.

They won't allow sidewalk sales, tent sales, car shows, boat shows, outdoor concerts, blood drives or anything else that we can think of.

If anyone has had problems with there landlord and found a way to work with them it would be great. I'm afraid that if things stay the way they are we will wind up in court and that doesn't get us anywhere. We, the other owners, are spending to much time fighting with the landlord and not enough time running our business.

Sounds like money is the bottom line here. Looks like you need to come up with something that will put extra money in the landlords pocket and your at the same time.

Not be be harsh but is it the landlords problem to make sure that the businesses do well? Did he misrepresent something, how are you going to go to court? I would assume the lease stated what you would or would not be able to do? You took a risk like the other owners on here.

What do you mean they won't let you do these things? If anything THE TOWN would be the problem with that. They won't let you promote or they won't foot the bill for it?

Ok, here's what I think.

If you are trying to promote and the landlord is shutting you down then that's a confilct of interest IMO. There should be something in your lease that says YOU ARE LIMITED TO THIS FORM OF ADVERTISING ON THE PREMESIS.

ALSO, if they are trying to SELL THE PLACE, they maybe looking to empty the building.

Real strange situation.

I went into an existing salon space in a strip that had JUST lost their grocery anchor. Everything "knew" who the replacement would be and expected it to happen within about 6 months.

3 years later, they FINALLY opened!

In the meantime - 5 or 6 other businesses in the strip closed. No other new came in. There was no "drive by" at all - we had to FIND every client we got -- and work HARD to make sure we kept them!

That said - don't wait for the landlord to "help" you - help yourselves.

My biggest recommendation would be JOINT MARKETING. Take a page out in the local newspaper and feature ALL your businesses "Come see us at the Viera Plaza for a Super Saturday Special each week!" Or devote the page to a "coupon" or "small ad" for each of you -- tied together into the full page to get better visibility (and price break) than the same size ad would on your own.

Could also send a postcard (maybe oversize if there are many of you) to the homes in a X-mile radius (1 mile, 2 mile - depends on what type of tenants you have and your draw areas) around your Plaza. Same concept -- small "blurb" or enticement for each. If you have 10 tenants and all participate, suddenly you can EACH "talk" to a large group of people for 10% of what it would have cost you to do it on your own!

It doesn't have to be a "sideshow" to get them there - promote YOURSELVES and get them there for that!!

Get on the stick NOW to make sure you get something out for a big "BLACK FRIDAY" special (Thanksgiving weekend) - ad space may already be too late to get. Ditto a big "holiday" blitz --- maybe with some gift card buying opportunities that combine two or more of your services into a bundle!

Get creative and take control of your own destiny!

Yeah but a lot of times the reason the rent is what it is is due to the area being PRIME LOCATION. usually due to an ANCHOR store that attracts the customers.

If that store dries up, so will the rest of the mall unless it's filled with another anchor.

That sucks. I'd be ****** too but the owner of the place might be knee deep in debt and can't really afford to drop rent.

Tough times we live in. Got wild fires and droughts started by Al Queda to deal with so you'll be next in line.

oh i fully understand that and agree /\ but in all honesty the majority of them dont care.

time to get out the lease contract and re read it.....maybe find something to your advantage.

Always ask for forgivness, never ask for permission.

Do a "crazy Sat. sale", and group advertise to promote. Landlord doesn't live there, and I doubt he would want to confront all of you about it. Even if does what he going to do kick you out.

Thank you all for the ideas, especially sunsally. Top250, your right, the landlord has no obligation to help us but there is a symbiatic relationship that exists. I would understand if they were turning people away but they have over 10 storefronts that are vacant. We just can't seem to understand who benefits if we go out of business. In this market there is no one to take our place.

The group marketing is something that we are in process of trying. The ads will run in the next couple of weeks so we will see. The thing that really upsets us is that part of our rent is suppose to marketing and advertising and they won't give us an accounting of were that money is being spent. We believe that we have a right to know since we pay into it.

Sunsally, the situation that you described is where I'm headed. My complex has 13 storefronts and now 5 of them are empty. We have built up a nice client base but pretty soon where going to be by ourselves. We are trying to be proactive but the landlord refuses to work with us. They have already told us that if we get together and put an event together by ourselves they will fine us.

Sorry to whine, I'm just frustrated that I have to fight with my landlord. I would think that they would have an interest in me and everyone else doing well. If there is no one to collect rent from they can't make any money.

I agree w/ mjabaay. I thought I had the worst landlord ever, I guess I don't.

But all of you get together and do a big sale and do what you gotta do. Why on earth would they penalize you for trying to bring in business for yourselves? Show them that you can bring in business and pay them their rent and they'll keep their mouths shut! Plus quit asking them for stuff and their opinion, just do it! Because trust me, they DO NOT care about you.
