I opening 2nd salon , and have couple empty rooms which I would like to rent for aestheticians .
Rent for me is 37$sq/f . One room is 10/9,other 7/9.
What would you charge for month.

Are you saying that you are paying $37 per square footfor you total area and you want to pass that one to any sub-renters?

There are some other factors when I figured what I was going to charge
Do they use alot of water, elec, share a phone ect.

Use of electricity washer and drier included
They have to take care of theirs own appointments (cellfhone), equipment and transactions (slicing machine )
I know one lady chagrin for her 7/8 room 750/month in not very good area and salon.

DON'T DO IT. Take it from ME I speak from experience. I am the manager of the salon I work at, and my boss rented out to a Spa temporarily until their build out was finished. They are renting 3 rooms in the back of our 30 room salon. They do their scheduling by Cell phone, and we agreed to let them use the laundry room to do their laundry.

WHAT A MISTAKE.

Our store is very clean, and VERY nice. We are always aware of who is coming and going. Now our Salon is a ZOO. OUR phone is always ringing, people wanting to make appointments (we dont schedule for them), Their clients don't want to sign in when they come in (they know im here). They are VERY loud (their clients), and they have strange hours, SO if they put their laundry in the wash, they will leave for like 4 hours and expect MY EMPLOYEES to do it for them. Not like we have a choice since its in our way. Lately I just take it in the rooms they are using and put it on their beds.

Their customers just walk in and think that they can just WALK to the back of the salon. IF they dont have an appointment, we turn them away. We do NOT let people just wander around the salon. Equipment is NOT cheap.

Their customers are RUDE and UPPITY. And last but not LEAST; I came in to tan once and one of their girls was sitting behind OUR counter talking to one of my employees. I almost LOST it. She doesn't belong back there!!!

I know you are probably thinking "just give them the boot" but we are not that COLD hearted. They have nowhere to go and this month has already been paod for. So we agreed they can stay till Nov. but if i could do it over. I wouldnt have said it was a good idea.

GOD DONT DO IT!!!!!

WOW that one **** of experience.
I would stick my boot in theirs asses, if that would happening in my salon.
Thanks for telling me all this things.
But I still will do sub rent room and will be very tight on conditions from beginning(.
I do artificial nails (myself, so I always at salon), have tons of clients, they always asking me to do pedicures , manicures and waxing (which I don’t)………

Thats fine, "for each their own". But just be VERY clear on the ground rules in the begining. The ladies from the Spa are all VERY nice, but business is business and things have to run accordingly. Good Luck!
