Ok I know I need an accountant asap and I am shopping for one. But someone please tell me, My land lord who owns every shopping center in town just informed me that I would have 5-600 in taxes to pay around november. I pay this guy rent every month. It's his property......why the heck am I paying taxes on rental commercial property? Also when my toilet kept running one month and my water bill tripled he informed me that it was my problem and he wasen't responsible. Does this sound right?

Sad to say it is most likely stated in your lease, I lease multiple spaces and in all of them I am responsible for all inside building repairs.
In 2 locations I have to pay a portion of the property tax, pretty standard, however I would make sure it is
stated in the lease agreement.

Where I am the proerty owner is resposible for business taxes on the property. Muncipal property taxes whould have been mentioned in your lease, if not, you may have a fight on your hands. You have to try and think of everything when renting, and assume nothing.

Hey as a tenant I'm responsible to clean any trash outside my store and in the parking lot (curbside or in front of store). I figured the landlord has a manager he pays to keep up with maintenance but he doesn't do anything. We are in a strip mall type location. I didn't think I had to take care of outdoor maintenance but my landlord put it in contract that it's each tenants responsibility.

I get so mad everytime I look at the parking lot but it's either leave it alone and makes my salon look trashy or clean it up myself. So every morning I'm the ONLY one cleaning up cigarette butts in the parking lot in front of my salon..ugggggh!

It should be in your lease...everything should be in your lease spelling out what he is responsible for and what you are responsible for...these are the things you could have negotiated in the beginning.

X-treme, right there with you, out there picking up the garbage, (and any pennies I find along the way to increase my sales..lol), also sweeping, and all interior maintenance, I even have to take my garbage home! but in the end, I can't say what I pay is all that bad, cheapest I even looked into actually, which wasn't even a factor at first.

I am subleasing from the last owner.....His name is still on a three year lease he had just signed before we purchased. My contract states that if I find that this business is not what I want it can go back to the owner with no penalty to me. I just lose my down payment and then of course my monthly payments to him for balance owed. The landlord knows I here....he asked me to sign a new lease but the day he asked me I did not have a copy of my contract. Truth is I don't wanna sign a lease as I am subleasing. I don't know if this place is going to pan out and I do have an option to get out without losing my butt if I have to. That is why I try not to ask the landlord to many questions. I think he's so greedy he really doesn't care. He doesn't want to fix anything. My neighbors tell me what a butt he is. If I wanna know something I usually ask them.
I'm in Alabama and we've got a hurricane coming tomorrow or the next. Wow.....more does of lousy sales. Everyone cross your fingers we don't get blown away.
