Our salon is in a strip mall with ample parking for all EXCEPT when the business behind us (which has their own lot) is very busy and their customers park in ours. The only problem so far is that they park behind our building at times and block delivery and possibly one day (God forbid) an emergency vehicle. When busy season hits we forsee a big problem with sharing our lot with them and our customers not having access to parking. How would you handle this? Even the owner of the business in question parks there all day! We can't alienate ourselves from our neighbors because they cater to youngsters that have moms that tan with us. I've been beating my brain trying to come up with a workable compromise I could propose to the owners of the business and I come up blank. They have really outgrown their space, but at the same time, we need ours and are paying rent that should include ample parking.

Have you discussed the issue with your landlord? As a tenant you are not out of line expecting ample parking. You could maybe 'reserve' a couple of spaces in front of your space.

I understand your dilema very well. When we were forced to move, I knew parking would be an issue because we are next to a gym that keeps spaces occupied for hours rather than minutes.
Hope you find a good resolve to your parking dilema. It is hard to do anything about the issues you have no control over. Good Luck!

I too had problems with parking. 2 business on each side of me and a gym in the same parking lot. On my lease it stated so many parking spaces. I went to my landlord and asked where mine are. "where ever" was his remark. I told them that people keep parking right in front on my door. Everytime someone would, I would go out and tell them that was salon parking and to please move. I felt like the parking patrol........ They would tell me they could park anywhere they wanted, their was no sign.
I went to the landlord, and told him that I would pay for signs, at least 4, for in front of my salon. I got the signs 3 weeks later, and haven't had a problem since. It was one of the easiest fixes I've had.

The front is not a problem, those are shared with the other businesses we are neighbors with (I like those being full, makes our competition nervous). We have about 8 spaces on the side that are being used by this other business. Those, and using the drive that runs behind our building is the problem. We absolutely adore our landlady and her stance is that we are free to approach this business and resolve it between ourselves. I understand that for the moment because she also owns a very popular food franchise in the same strip and does not want to jeopardize the business she gets from the "parking lot hogs".

I am trying to formulate a letter I can send to this business describing our frustration and proposing a way that we can all work something out that would benefit us all without alienating anyone or coming across as confrontational.

I already know what I'll do if they aren't cooperative, I will not only park in their lot, horizontally using three of their spaces, but I will also litter their parking lot with flyers on their customer's cars. But that's too easy...

We have our own parking lot, the 3 busineses around us have limited parking of their own, we had a big problem, we fixed it, we have permission to issue parking tickets, talk to the chief of police, you can get special status and you can ticket, same as parking tickets, the city gets the money, you get your parking back!
It is a drastic messure but if its, us or them, you have to take charge.
It works!
