building lease info
I will be meeting with the owner of a building to discuss a lease on Friday for a small tanning salon (about 5 beds to start with) in a small town.
Anyone have insight into what should be included in the lease. The building is nice, 6 ton ac unit. Used to be a Dr.'s office, so rooms are already individualized. It's carpeted, so I know I need to have that changed. 220's will also have to be put in. Have never negotiated a lease before. Done a lot of research, but I'm sure I haven't read everything out there! Any advice or suggestions will be helpful. |

Non-compete clause; renewal terms at lease expiration; mo. rent amount not to adjust when CPI or CAM changes.
Shop around and know what your current markets are for lease space. Have an attorney look over the final documents before signing (It's worth the $). Good Luck. |
