I purchased my 12 bed tanning salon almost 2 years ago and I am 6 beds newer and 200k in on renavations. I don't mind as I have taken a 80k a year biz up to $130k by my second year and growing by 30% every year.

If the tanning equipment is as old as the salon then it's not worth $55k more likley around 30k. You will start replacing it in your first 2 years and then start running into more problems than you need on a new start. With all the mom and pop salons closing there is alot of nice equipment out there cheap and at $55k I could start a new one.

Since your husband is in construction your build out would be cheap too, think I would start a new salon. IF YOU BUILD THEY WILL COME!!!

LTAYLOR< Get all the financials, get all prepaid purchases in writiing, expire them after a certain time frame, deduct them from the purchase price, if not, assets are less than purchase price, call mfg about resale value of equipment, depreciations etc. find out utilitiles, incorporate into monthy fees, and compare to monthly sales, are you ><=. Dont strap yourself. whether you think so or not, you are in the drivers seat. get your stuff down on paper and present what you think is a fair price. if they are on an automated system you can get a printout of all sales. demand it. it tells all. suntouch, sunease, fts,etc. Good Luck

It's in a good, busy area of town. The owner is not involved at all. He pays 3 PT employees. He has not been active in this salon for the past 7 years. There has been no advertising for the past 7 years. Rent is 1700.00 month. This salon is like the salons when they first opened up years ago with no computer system. etc. all the beds are paid for no lease or payment etc. Could that be why the overhead is cheap? The owner is not willing to do owner financing but is willing to stay on the lease. I thought gross sales of 90k was pretty good considering the owner is not active & there's been no advertising for the salon. I am wrong? I am open to all suggestions.

I've thought about starting my own but I thought maybe buying an existing salon with an established client base may be better than starting a new one. I've been told it's hard to get money in order to start a tanning salon and that buying an existing one with proven profit would be easier to take to the bank. My husband told me the build out would not be a problem. He just finished building our house and we have over 100k of equity in it. I know he could give me the hook up in the build out.

This person is correct. if you don't plan on IMPROVING the salon then forgetit. If you do a new buildout then you may never see any return on your investment. Air conditioning alone could run you $50K.

Forget that nonsense. You can get an entire Ergoline bed for that kinda scratch!

There is another salon for sale and the owner of this one has a Curves for women in the same building that she's willing to sale both of them together for 99K. Maybe I should check more into that salon. It's only 4 years old. I just don't know about the Curves being attached to it.

I haven't heard how the Curves franchise is doing lately, but going into Fall and Winter might be a good time to pick up something like that. What else can you tell us about this tanning salon that comes with it?

She said that she has 5 beds. The current P&L reports 13,720 thru July. The curves portion is 33k thru July. All of the beds are regular beds.
