can someone show me the math on this senario......what am i doing wrong?

my landlord has us pay the actual CAM fees....there is 6 units the exact bill gets divided by 6....i like it. he makes nothing and we get copies of the actuall bills

Carribean -

Here is an example of a 1200 sq ft leased at $15 a sq ft.

1200 sq ft. X $15 a sq. ft. = $18,000

$18000 / 12 months = 1500 a month

Square footage is generally measured to the outside of the exterior walls and the center of a common wall that seperates two spaces.

I think he added in the CAM at 2.75 a sq. ft. , Then rounded to $1800a mo.

????

i think theres more to it! my math which im told isnt the right way is close to his numbers.

for example i did 1200sf X 15psf= 18,000 he gets 1800
also 1127sf X 15psf= 16,905 he gets 1690

????

$15x1200sf = 18,000 divived by 12months =$1500.00

When calculating the size of a space you must measure to the center of inside demising walls and to the outside of exterior walls. This is standard. Your front and back wall is measured to the outside edge. The walls dividing spaces are measured to the center of the wall unless you are in an end space. In that case you must measure to the outside of the exterior wall.

Instead of concentrating on this issue there are other places to get a better lease.

so far i have negotiated :

-got a $1300 allowance for new flooring of my choice.
-they agreed to remove all fixtures on walls of space and repair holes etc and paint.
-10 week rent free build out
-no tanning salon within a 3-5 mile radious can open in any bldg they own or build

now im in the process of negotiating on Rent..they want

$15 1st 2yrs, $16 last 3...this was there 1st offer..so i think im going to counter with-:

$13 1st
$14 2nd
$15 3rd
$15 4th
$16 5th
