It is a negotiation. There should be some offers and counter offers. Always ask for free rent. If it is a new space there is always TI allowance. How much TI is available depends on how the space is delivered, Vanilla shell or Grey shell.

If it is not a new space it is harder to get TI allowance so it is best to look for reduced rent rate and free rent.

my landlord is a tool, and I went in not getting the best negotiation. In the end he didn't meet his deadline so I ended up wanting out, so then we renegotiated. I am much happier because I was able to get a lot more than any tenant there. I credit all of you on this site for that, I would not of known what to ask for.

I ended up with 6 months free rent (including CAM's)
400 amp 3 phase, 10 tons air
vanilla shell
$20,000 TI allowance

as opposed to:

60 days free rent (but if I managed to open prior to the 60 days it ended the free rent)
400 amp 3 phase, 10 tons air
vanilla shell

For a $400 lawyer fee, sending a termination letter and looking for another location, my lease was redrawn, keeping the original execution date, if he can't meet my deadline I leave.
