Possible Newbie Here?? Have some questions.

Hello everyone,
I am your newest possible salon owner on the block here. My wife and I have been talking with an owner that is selling her salon that she only had open for a little over a month and had to close down. She is selling due to health reasons.
I have spooke with the leasing company and they are willing to let use take over her lease, 2 years 9 months left.
This is a cash buy out for us, no financing will be required so we can be in bye mid Dec. but will wait tell Jan 1st to open so that the improvments that need to be made can be. Like washer and dryers, Video security system linked to home computer. ( I have these at my carwashes, Its great, I can see whats going on at washes while at home)
The salon currently only has 4 beds (sunvision-Laydown style w/ facials)in it now but has room for atleast 4 more lay down and 2 stand-ups on top of the already exsisting waiting area.
My wife and I currently own Carwashes here in east tennessee and there are national average's per bay for the self serve and the automatic bays that are published by the national carwash assoc. I am wondering, are there the same type of stats for for tanning beds?

I will be checking on insurance tommorow, anytype of special coverages I should be looking at?
Any information that you would be willing to share would sure be appreciated. Thank you your neat site here, I have already been using your search feature and it has been a valueble tool.

There's alot of things you need to check on honey ~

#1 - what is the current electrical panel ??? the beds she has in there are basically Home Units --- not really a salon quality level.... but if you say you have room to add more units - can the electrical panel take on more????

This issue is the reason many salon owners cannot upgrade their equipment ---- some electrical changes cost in excess of 60 k .... then you need the beds ~ something to think about.

#2 - that 'assumable' lease..... do you REALLY want it? Is this LOCATION a real winner????? Signage and Road Traffic? What is you local Competition??? How many salons in a 5 mile radius? What is the demographics for that same radius - right now, Asians and Blacks and Hispanics are not in the Know of WHY they need UVB in their lives - (that should change - but not in this lifetime).

#3- What is the lease Increase % for each year? What is the CAM charges and are they CAPPED ? You'd hate to be hit for an 18000$ parking lot relamp chrg....

#4 - If you really want to do this (indoor tanning) .... why not do your own build out and start fresh with the right amps and the right beds?

Just thoughts honey ~ not trying to be a nay sayer - - - but this biz is a hellofalot harder than most clients of tanning think.

Oh - I forgot....

Getting salon insurance and the coverage limits you will need depend on the state you live in and sometime on your landlord too.

There are a few Insurance companies that have dropped indoor tanning salons - - check the online sites Banner Advertisers to get some quotes .....

Email Island Sun Times on their website to get a subscription to their trade Magazine and the other one is Tanning Trends .... start getting these immediately (ask for back issues if they will send them)...

Reading about the industry in Trade Mags is usually always pretty pics and pretty thoughts - - - - don't beleive everything you read ~ not even my posts ;)

First of all if your Sunvisions are 28 LE with 2 facials....these are NOT considered home units...we call them base units...

are you set up with t-max timers??

check your panel and see what breakers your beds are on now...my salon previous was an ice cream parlor and low and behold had 2 panels...I just dont have enuff room (sq feet) to use the panels up...lol

next contact GLS or someone like that...thats whom we use for Ins...Curtis 800-653-1450..

next contact Smartan 800-652-3269 or N.T.T.I. (National Tanning Training Institute) just do a www. and a number will pop up for ya... get those opinions and some certifications...

First and foremost...get a copy of and go down to your health dept to find out if your in compliance now and also what u may need to do so...also State Regs & Rules and local occupational licenses and requirements...

and find out about tanning consent forms...and what u need for them...I am in FLorida and things are dif here...so I can't help u on those...

If u need any add on sales...I have tons of contacts...email me and I will send u a list of whatever u need...

Also distributors for lotion and disinfectants etc...and don't pay salon cost to anyone...i would be happy to fill u in on many of those as well...

Also u def need to have a couple of better units to bring in the folks...

do u have your price lists yet?? I have a trifold if youwould like to get an idea of what I have and u may be able to use parts of it...also are u doing airbrush?? if so we did our whole room and set up for under a thousand including guns and all the supplies to start...

You may call them base units..... but they are really fit for home use imho ---- if you got em soo, call em base units then.

Smart Tan will do very little except take your money - - anyone that really wants real training should look elsewhere (you know, where they require something more than spelling your name right)....

This newbie has alot more issues to resolve prior to getting on your Mailing List.... what are you Amway of the Tanning Industry?

I'm just curious.

PaceCarNut...the above professionals are correct. Being a salon owner who purchased an exisiting salon, here are other points that you have consider that have not been mentioned yet.

(1) Being that this salon has only been open 1 month, you have a lot of work to do. How many active tanning packages are there? You will want to honor these so that you don't tick off current paying customers.

(2) Is the current owner willing to sell her stock to you? Check the inventory to make sure that you are not getting the short end of a half empty bottle. (This is a minor issue compared to everything)

(3) Is the salon computerized? If not, look into the various programs available. It will make the salon run a whole lot smoother. (Hence the t-max question in an earlier post)

(4) Are you willing to put in time on top of your current business to make this salon a success. A lot of new owners are under the impression that a tanning salon will get going on it's own. That is a sad misconception. This industry takes a lot of trial and errors, blood and sweat and a whole lot of tears and money. You can either reap the rewards or take a fall to the bottom of the barrel.

(5) MJ gives a lot of good sound advice with the takeover of the lease. If this salon is not in a good area with a lot of frontage and traffic flow, there is no use in taking it over. You will be in a world of headaches.

(6) Last but not least, check out your competition. They will help you gauge what you can charge and what beds you should expand with. Do your homework and research before you jump into this industry. Some owners are cut-throat.

MS, I have more information in my little finger then many have in their whole body...NO I am NOT an amway of the tanning industry....and what my intentions are most certainly are NOT to have a mailing list but to help new persons in the industry...I do have a few salons and have been in business my whole life motivating and consulting firms before they swirl or to stop them from swirling...

I am also a mod on another forum one of which bashing others for their opinions is strictley prohibited...

I also manufacture and distribute my own line of lotions and more but do NOT spam on forums unless my banners are up and running...I do have giant lists of ingredients for lotion and moisturizer available to the salon owners..because I feel if you don't kow what the ingredients are and what they are used for one cannot sell the lotion and help them choose what is the best for that tanner...But then you should know all this as u must have several salons to put down owners that you have NO idea who they are or about...some of us...are here to help...not diss.....

As for Smart Tan and N.T.T.I. one can tell that you must not have used their services to the ability to which they let themselves available to you...
