I am looking to start a tanning salon, and am going to look at a place that is for rent, exactly what do i need to ask and find our for the requirements of the rental?
EX electricity/air conditioning, any thing else? Thanks |

I would say that some important things to request during lease negotiations are the following:
Make sure who is responsible for repairs, especially those that will affect your operations of business. Example: plumbing, electricity, heat/ac. My heat went out during the winter and after 5 days the heat was still not fixed (his responsibility) this caused my lotion to go bad and loss of inventory sales/income and some loss of tanners (although the beds running kept the building warm). So I had the problem fixed and took the bill off of my rent. The landlord was not happy and threatened to evict me for lack of rental payment, until he got a nice/nasty letter from my attorney telling him he was in the wrong. I also had to have the locks changed because the landlord would come in after hours to "work". Ha, I set a trap for him and he was snooping through my files, etc. He wasn't happy about me changing the locks, but once again my attorney said I was in the right. You may ask why I didn't move out..... as a salon owner knows there is a lot of work that goes into leasing a building and making it a nice atmosphere, and I wasn't about to move and lose my investment. Those are a few things to consider when leasing. |
