Renting out a tanning room for massage?

I am a Licensed Massage Therapist. I would like to get your opinion about renting a tanning room to a massage therapist and splitting the commission? First, do you think the 2 businesses compliment each other? Obviously, a person wouldn't want a massage after a tan but maybe beforehand.

The numbers on massage are anywhere from $40-$120/hr depending on the treatments. So, if the room was booked for massage on the same average as your room usage...say 30% during a 15 hour day, that would be on the low end $250 net so $125 for the salon owner.

Would that be a good partnership?

It is a great fit as far as I am concerned, only issue is that you have to be careful what type of oils you use on them if they are tanning after their massage, some are not compatible with acrylics

Would you want the clients getting in your beds after having all that oil rubbed on them? I would worry about my acrylics....

Good points about the oils and lotions. I will research to see if there is compatible product I can use. What kind of ingredients need to be avoided?

anything with mineral oils in is a nono...try and find an all natural oil if possible, something dry but still suitable for massage.

I myself am looking at adding massage therapy to our salon. We were sort of pushed into renting more space from the building owner back in 2005, taking over his storage area and revamping it into retail. Its been a difficult journey - expense wise, but we knew that in the end we would offer more services to off set the monthly cost of rent. We will be set up shortly to offer such services as massage, and hopefully nails also. Anything to bring in extra money and tie in with customer's needs. So - I think its a win win situation if you do massage. We're going to do commission base only. Good Luck!

good idea, it works most of the time. I would either do a split or just a base rent with a stipulation of the massage therapists minimum monthly output, i.e., i would mandate they they do a certain amount of business, or you hire someone else. you will be providing the space, elect, water, a huge client base, etc. etc., so I would do a 60/40 split or just make them pay a set dollar amount for rent, but maybe make it linear to how much massage work they are doing. My biggest concern would be the noise factor, not the lotions. You are going to want to make sure that you have a room that is quiet and comfy. The last thing someone wants to hear when getting a massage is 10 tanning beds humming in the background!

Just rent out the room. No mandates, just a lease. But definatley have a lease! Definatley!

Oh yeah, I would aslo make sure that all of the revenue and appointments run through your software platform. Not sure if you will always be there, but I have had some experience in the past with folks sneaking in massages.
