Very Stupid, because you won't make 1k at month. What are you thinking? Tanning in a gated commune is a horrific idea. 1. The people that live there don't have time to tan, they lead very busy lifestyles. 2. They won't tan often. 3. They aren't as wealthy as you think - they must pay for their house they can't afford, the BMW, and the Mercedes wagon. Send me $40,000, then you keep the other $40,000. I appreciate your response, but you haven't described this developement at all. Lots of stay and home moms, retired and kids. We are very isolated here and would like not to have to drive 20 miles into town. With a population of 4800 and then some, you don't think 3 beds would stay busy??

Also, my demographics are based on 15% of women age 15 to 44 and 10% of men age 15 to 44. This gives me a 186 people as the target number. If I use an average of 25 dollars per person per month, I start making money on the beds at 75 people. If you have more accurate demographic information I would love to see it!!!

I can see you want to do this and it does not matter what advice we give you.
The average person will spend $60-$75 dollars a year at your salon. So lets take your "target" of 186 people at $60.00 = $11,160 in revenue. Please for the love of god... do not do this. It takes people their whole life to save 80k and if they are lucky they do! Do not blow what you have saved. |

Blow it!! Blow it!!! No guts no glory! An opportunity missed is an opportunity lost! These people are just trying to keep you from making a terrible mistake! You shouldn't take their word for it though! You really need to "test drive" in this industry. Buy the salon, do your best, and if it doesn't work out the way you expect it to, sell it in a couple of years, or less. If it comes to that, I promise to tell the perspective buyer the same thing I just told you. And then I'll say this: a three bed salon for $80k is a rip off, but don't take my word for it. And hey, the trade shows are KILLER!!! Good luck.

The last response was done by my husband. I am leasing the beds for 21,000. My 80,000 investment includes hair salon and building finish out and 3 months working capital. I didn't save a penny, this is all borrowed money. Belvedere, you seem a bit sarchastic so I can't tell if you're serious or not.
