Build out What did you ask for? and get

Just now neg. lease and I am curious what to ask for in my lease/ build out .
I am so far thinking 400 amp elec. 3 phase
10 tons of air, 10,000 buildout allowance I know theres more so open my eyes I want to get this right from the start.
I will have 9-10 beds and spray tan .So it's a small salon 1400-1475 sq. ft.
