Lease negotiations...

I just received a draft version of a lease for my new 2400 sq ft. salon from my potential landlord. I was wondering in your experience how much of the lease is up for negotiation. Obviously it is written to favor the landlord but I was just wondering how negotiable things usually are.

Any thoughts would be appreciated.

P.S. I do plan to have my attorney negotiate the lease modification for me. I was just wondering what your experiences have been.
