Ok, I "was" ready to open a small salon. I had my contractor, electrician lined up and my beds ordered. I "was" do to start work on August 1st, however last week I get a call from my electrician that after giving me an estimate of $2-$3k for electrical, he know tells me that he had the electic company come out and there is not enough power for the building....With the entire building grand-fathered into commercial spaces(5), the entire building is only bringing in 400amps...He know tells me the building needs a transformer which is going to cost up-wards of $15k because the building needs to be upgraded.
1. Is this usually the tenants responsibility or should this be the landlord?
2. Is this a typical situation when renting a commercial space since alot of power is needed?
3. Please help?????
need advise on this situation,

that is going to be your problem unless your landlord is suuuper duuuuper nice. **** probally say something like "its something you need to run your business not something i need to get my rent" then youll ask him to go half and **** probally say even if i did that when if you leave i got this 15,000 transformer 9 out of 10 renters wont need good luck

Amberrayz,,,do you have to have three phase for your beds? I looked on your profile and noticed you are only going to have 5 beds. what kind of beds are you going to have? you will be suprised just how much 400 amps can handle. just because a bed says it needs an 80 amp breaker does not mean that it actually pulls 80 amps. I don't remember exactly how it was explained to be but i also was here w/the meter readings when all beds, lights, a/c everything is on that could be. Also look at just putting in another breaker box. what's this other transformer crap. make sure you truse your electrical man...get a second opinion.

This is one of the reasons you should always use a Tanning Consultant. A Consultant would have antisipated this in the begining and made it part of the lease negotiations. With a Consultant there are no surprises. At thsi point because you did not do your due diligence in the beginning it is your responsibility.

Another screwup of screwups. I can't believe that you didn't determine the total amp capacity for the building, capacity being utilized by tenants and avaialble for new tenants. You should've hired your contractor to survey the electrical numbers before you moved in. Now it is too late. I speak first hand having worked in manufactuirng and discovered that it would cost an ex-employer a ton of money to increase the amperage and upgrade the equipment to bring it in. Total cost $50K+. Now it is too late. you might be able to get by if the usage of the building varies during certain times. But if you are competing with other equipment from other tenants then you are in bigtime trouble.

It is not too late, I haven't signed the lease yet.
1. Is it typical for space's to only have a 200amp service?
I am looking into another space that i can house at least 10 units
which in the long run will be better for growth potential
but what is the likely hood of the cost to bring in another 200amp service?
does the electric company bring the power to you if the mall is equipped with a transformer??

1. 200 amp service is fairly typical for a smaller (less than 1500 s.f.) space.
2. Try to negotiate to have the landlord add this extra service since s/he "keeps it" when you leave the space. Ditto for the extra A/C you'll need.
3. If there is not enough power to the "mall" -- it is VERY expensive to have more brought in. If it is "just" a matter of an extra panel or two for your space, it is pricey, but not nearly as much.

For 10 units you'll need a MINIMUM of 400 Amp and maybe 600 depending on what sorts of units you'll want, how much A/C you'll be running, how fancy your lighting structure is, etc.

I have 1200 amps in here, problem is that they are all run to the rooms on single phase. I would need to rewire the rooms to accomodate 3 phase (which my electrician said I can do for a fee!)
