I am not looking for exact numbers , but for an average idea of how much i should count on spending in electric, ventilation, remodeling etc. Can you help me? Thank you.

What region are you in? Depending on that, may help determine how much A/C you'll need. The average is 1 ton per room plus your lobby area. Electric will depend on how much. Will you require just single phase or three phase and how many amperes will you require (type and size of beds). Will you be required to bring your space up to code by the building inspectors? What will they require you to do? Are you starting with raw space or is it already finished or partly finished or is it an existing salon? Too many unanswered questions to even guess but I think you'd be looking at around $1,500 per ton for new a/c and the same for electric per room. There's no telling what else you'll be required to do. Add sprinkler heads, hot water heater, handicap bathrooms to new codes, new fire code improvements to walls or ceiling, etc., etc.

Calculating the cost of opening a salon cannot be done with a broad stroke calculation. You must know where you are going to open the salon and get bids for the construction, bids can vary by as much as 30%. Establish which equipment and how much and establish working capitol. You have a lot of work to do.

1. Secure the location, that does not mean you have to sign your lease. Just make sure that it is the location and size you want
2. find a distributor that you want to work with.
3. get an idea of the # of units, what type of equipment, etc.
4. Have the distributor do a salon layout (blueprint)
5. contact the the building inspector in your town, inform he/she what it is you are going to be doing with the space, they will walk you through it. They will talk to you about permits, cost of permits, and time frame.
6. Bids, get three bids for all the work that needs to be done, ie. 3 electricians, 3 contractors/carpenters, drywall, HVAC, heating/air, ect. This is not everything but it's a start. You are going to have to do the due dilligence. This phase of your research is very important. Do not rely on others to provide you with figures, this is something that you have to do for yourself. I don't know how handy you are but some of the work you may be able to do yourself. Again, you need to do the leg work, i wouldn't even bother with asking people ball park figures, they can be very misleading. 80% of new salons go under within two years, do the research, work the numbers, break even analysis, fixed costs, create a business plan, i can go on. what i'm getting at is, now is the time to figure, in detail, as much as you can. Don't wait until you sign your lease then realize the salon is going to cost double of what you thought. Do your homework first.. good luck..

We are now about 2 weeks away from opening and our total cost for our 8 bed salon has come to about 160,000. This was about 10% mmore than what we anticipatd, but it was real close. This includes EVRYTHING, all the way down to the printing for postcards, flyers, mailers, posters, graphhic design for all of this as well as the logo, all specialty lighting, upgraded paint, washer/dryer, custom built desk, sign, and all of the other little things that you will not think of at first. of course we bought higher end beds, we could have saved about 20,000 if we went with diifferent beds, but we can't do that here. All in all, we wer very very close to what we thought it would cost. We buiilt from the ground up also, from a vanilla shell, to complete, which ended up costing us probaly an extra 10,000 or so because or prmits, deposits, etc. etc.

My response is similar to excitednewguy. We started with 6 new beds (Ergoline's) and a vanilla shell space. We budgeted for $150,000 and were able to stay in that however $175k would have been better to add some capital to coast on for the first couple of months. Plus, my husband is an electrician so we literally saved about $10-15k in electrical expenses - that's an expensive part! That and the HVAC.

Get 3 bids on everything to make sure everyone is in line with pricing. A business plan is essential for controlling costs and budgeting.

If your asking about finish out on a building that would depend on wheter it is a exsisting pre used building or a shell. It can be done for as little as $50,000 to $150,00 depending on your abilities. We just moved into a 2,800 sq ft building that was previously a day spa and it cost me around $65,000 to completely remodel, upgrade electrical and AC. Get lots of bids, I got bids on my AC as high as $40,000 and managed to get the same if not better for $14,000.
