Some real advice.

Lets go back to step 1 for a change.
You want to open a tanning salon.Your looking
all over for what you think is the perfect
location.
In all the wrong places. A shoe box in a strip mall is not your wisest choise.In fact
far from it.
Concider this:
A closed restraunt/ A closed CVS or even a large gas station.
They all will have:
1 AT least 800 to 1600amp 3phase
2 His and her restrooms.
3 Lots of parking.
4 Nearly all the AC you will need.
5 All will have signs already in place,you only need to have new faces approved.
Gut it yourself and then start your build out.
You have more than likely just saved about
50 grand.

We recently took one of these properties and our entire build out for 27 units is only going to cost 45 grand.

Plus, there was a reason someone else chose that site in the first place. People who used to regularly visit will be curios about the new business in their old spot. Built in clientel...that is...unless the previous owner shut down because of a horrible choice in his own business spot.

Restraunts closed are normally franchises that couldnt make it under franchise payments or downsizeing due to the economy.
Cvs properties,Cvs over the last couple of years are building new improved stores.thus leaving the old ones empty.Normally they leave the AC and 800amp 3ph service in most locations.
Gas stations down sizeing to corperate owned. Running the little guy out.

The CVS in our city just rebuild a free standing building. I've thought about how great the space would be. For the right person, it would be perfect.

CVS. It's a brand name for a pharmacy. Like Walgreen's, Rite Aid etc.
