Yes, lease the entire space and then sublease out a portion to another tenant of your choosing. If your business is very successful, at the end of sublease with your tenant, don't renew the sublease and take over the subleased space and expand.

Make sure the owner will let you sub-lease. I'm sure they will want proof of insurence from any subs.
