ive managed 2 salons in the past and im considering opening a salon in a mall, there are no other salons within 2 miles. my friend opened her spray tan and spa treatment studio in another mall 2 months ago and she is having great success.I have worked out a lot of the details and wonder what you think of the idea? ive talked with a lot of people who really love the idea..of course there would be many walk ins and i have a small clientel from the salons that ive been involved with before that will follow me. along with mall employee which include a high percentage of older teens and young adults i dont think i can pass on this...any imput would be appreciated

If I take our local mall as an example, it is generally full of teenagers and seniors, both of which aren't loaded down with cash. Rent is usually high with common area costs high and many will take a percentage of your revenue on top of that. The more you make the more they take. Then, some malls have the right to dictate your business hours. Make sure you get all the details. Here amll space is about 3 times more per square foot then I pay where I am now. I always thought it would be a great location with the heavy foot traffic, but when you take into account what it costs just to be there and what local tanners are willing to pay for session? It's a gamble..................

there is a salon across the street that will be selling soon...that would be an option, except i tried to buy it from the guy before he put the salon in the gutter..i dont want it now...i agree with what you are saying..there are a lot of things to consider..im in the planning stages..im in no hurry....im comfortable with the industry..i have no doubts in being able to operate a profitable salon....we own another business and its successful..i want my very own baby

Location, location, location. That seems to be the battle cry for most. Personally, I think it is a great idea. I too, have often thought about that prospect..especially if you can get outside/exterior space. It may not be as costly as you may think. Depending where you are, retail space is on the decline, with many major malls losing tennants. This could work to your advantage when negotiating.
I have often toyed with an hi-rise office location, in a major downtown area. There are gyms located in such, hair salons, so why not tanning.. GO for IT!! |

i live in st.pete.fl. and we have the high rises in downtown.we have had a boom in the last 3 years..we have gyms.tanning.spa treatments.etc and now a spa for men only..so many people are moving into downtown apts.and condos..they dont want to always have to leave the area to get what they want so yes..give them what they want..

Noticed most lager chain salons and video stores are always in strip malls with grocery stores. What is that about? Is that garanteed foot traffic? I have never seen tanning in a mall but there seems to be an increase of the hair day spa type buisness in malls.

Mall have a lot of possible built-in clientele plus the traffic. I considered it until I did the math and found out what they charge per square foot, plus the common area costs and the revenue fees (a percentage of you revs), not worth it in my area..........
