Leasing depends on geographic and demographic location. I priced an area that cost me about $3000 for 3200 sq ft... which didn't include other costs... so final figure was closer to $3,400. I guess where I am at in New Jersey the going rate is about $11 a square foot.Just let us know which area of the country or state you are in. That lease sounds a bit high! Are they supplying you with your own AC or will you have to upgrade or provide it yourself?

I am in Arizona. The price was quoted per sq.ft. with triple net charges. In the above post that would be the total monthly rent payment. It seemed high to me but even going into a older building the rent would be $17.57 per sq.ft. w/triple net charges included which would lower the rent by $800. But, would the lower payment be worth it in the long run? Location has to be the hardest decision to make. Right?

I'm looking at a place now that cost $3100 for 1600sqft. granted though it sits in a plaza with a movie theatre,blockbusters,and soon to be hooters.

Before negotiating the lease I developed a rough scetch of how I wanted the building to look and had him give me a price per sq ft with signing a 5 year lease.They did everything I wanted except the coffee bar. That wasn't a biggie for me.This is a newly developed building and he needed some tenants. It is now growing fast and the negotiating is getting tougher.
