Room rental Contracts

So I was wondering if any of you rent out a room , to say a massage therapist or ANYTHING...? I am looking fo ra contract and I would like to know what things are most important , and the legal way to put everything, etc etc. if you do please let me know , or give me a good site. I want to rent to me esthitician adn I have my own things i specifally want but just wanna have a draft to go from.

Does Anyone do ear candling at their salon. I'm looking for some type of hold harmless agreement for it?? any ideas
