Me and my Hubby are planning on moving.
I would like to sell the salon and fitness center, everything is paid for, free and clear! The business is located in a small town, so my business is rather small too. Would it be better for me to sell the business, or piece it out?

My trouble is this:
I want to sell the business as whole and not piece it out. But I don't own the building, and to heat this place in the winter is extremely high, no ones going to want to sign a lease knowing that... Landlord should put in another heating source such a fuel so off peak would kick and the commercial rates would be cut in 1/2. Everything's completely remodeld here, hardwood floors in the salon and brand new carpet in the fitness center, it's really a beautiful place, plenty of room to grow I have a 54 lamp perfect 10 Suncapsule with 200 hours on lamps and 1500 on the unit and also a 32 lamp solar storm lay down bed with 600 hours on lamps and bed... Spray tanning unit is Norvel, 3 mths old Our gym has equipment that's 1 1/2 yrs old, all commercial grade, 2 treadmills and 1 ellipctical, all weight plates and dumbells, several leather seated benches, leg press, peck deck, squat machine, lateral pulldown, several bench press units... etc I'd like to sell for 18k also included: front counter, cash register, loves seat, display stands, products $700 worth, 2 Hutches, Several mirrors, lamps, fans, air conditioner...Basically as is How would I sell the business when I don't own the building? That's the problem that I'm having

I think most of us dont own our buildings. You sell the build out, the contents and the data base. The buyer would have to qualify for a new lease, let your landlord know that you are thinking of selling. Get at least some terms set with the landlord to help with selling (ie will the lease rate stay the same, are they willing to take a new tenant if they qualify). As for heating, I know with my lease it is my responsiblity for improvements like that, sucks but seems pretty common.
