Have your busienss appraised, check with your accountant too to see your profit/loss margin if you don't already have an idea from your taxes. How much did you put out to get to the point you're at? You may need a professional to help you price out your place, don't under bid just because you own everything free and clear. How much would it cost you today to do it all over again? Ask yourself those questions when factoring your price.

You would almost always get more selling the business as a whole. We just closed a salon with 20 units and we decided to have an auction. The auctioneer was familiar with other tanning auctions and we sold almost everything in the salon. We didn't get near what we paid, but we weren't stuck with anything. The auctioneer marketed to tanning and hair salons and it was mostly salon owners that were there.

Definitely try to sell it as a whole right now, sounds like a good price. Just try it that way for awhile, see what bites you get on it and go from there. If you have to piece it out, then do that as a last resort.
