Okay so I am thinking about adding massage therapy as a service here at my salon. I had a girl come in who is interested in renting space so I need some advice. What do I charge for rent? How much space would she need? Does anyone have a rental agreement or lease that they have used for someone that is renting space in your salon? Any help or suggestions would be greatly appreciated.

YOu need to check your lease to be sure you can sub-lease space. If not, then just have a room available for appointments and work out an agreeable % of the charge. After all it is your salon, your computer that will be ringing up the sales, your appointment book and your electricity.

I am just now adding that service. We accept Insurance and are the only ones in Northern Michigan that do so I will have an up on the other Massage Therapy places. Instead of charging her rent I get a percentage of the clients fee. We just finished the room today. I will be posting pictures very soon. Let ya'all know how it works out. Me and her are both very excited about it.

just keep in mind-

normally massage therapists need a really QUIET space to work. if your salon is jumping in the pm, it may not work to well. i know of a few in my area who have tried & not had a great time of it.
but if you have a quiet & relaxing atmos. then it will increase your income very nicely!

I did this and I regret it! The space is better used for another bed or airbrush tanning. I found it ended up costing money.
Things to get clear right off the bat...

1.) insurance, they must have it
2.) independent contractor, they are responsible for themselves. That means advertising,booking, methods of payments.
3.) Be careful with gift certificates. Even though they are an independent contractor if they sell gift certificates and vanish, you are the one that has to deal with the person holding the certificate while the therapist is holding the money.
4.) Do Not give them access to a key till you trust them fully trust them or you will come in and the room will be empty.
5.) ATM/CREDIT if they are going to be using that machine for methods of payment they need to pay a percentage.
6.) no flexing on the rent, business is slow this month bla bla bla... well your rent is still due.
7.) No bartering this leads to a I am giving more than I am getting and gets ugly.
8.) watch the oils mixing with that tanning that can also get ugly.
9.) establish what is yours and what is theres in terms of space.
10.) What are u supplying....
Thats all. In almost a yr I have had 2 in here and it has been a bigger hassle than anything else. They never seem to have the same work ethic.

Oh and when they take off with your key kiss the rent goodbye you just had to re-key your door.
