Of course I only sent you another email because you called me. How else was I supposed to know to send you another email?

LYNARD...I do not want to open a salon in Lakeland, by best friend of 27 years does. I am just helping him since he in new to the industry and I have been in the industry since 1989!
Liberty, if you look at the dates of my posts they started BEFORE I called you and found out that you sent an e-mail that I never got. Then, after I called you and we established that, you resent it. Sorry I missed the line that said "let me know if you got this" but I went straight to the info you sent!
Yes, this was the first place I TRIED contacting you which everyone can see by the posts, you did not respond. So I called you. We met and I saw the salon, which the decor is nice but I am not fond of the equipment or setup! (wasted space and cannot add many beds) When we met we (Jay and I) gave you several #'s that you did not call. Instead you posted here saying I did not respond.
Lets make this easy...plain and simple. You salon IS NOT making a profit and is, in fact, making 50% less gross sales than when you bought it. You asking price would be reasonable IF you could gaurantee me that sales would go back to the $110,000, but obviously you CAN NOT!! Again, I advised my friend Jay that the salon is not worth much and he is still interested!?!? If you are still interested in selling, you can contact Jay directly at 203-465-9191 or 203-509-5070. I am staying out of this...the way I see it is $55,000 gross- $42,000 rent = money out of pocket. Like I have always heard on this site...Why would someone pay $20,000 to get a job that they have to pay to work at???

I would advise my friend to go with Heartland (and Tan America), Ergoline, Suncapsule, UWE or Mo bay. I have several friends that sell these units used and in excellent shape. We own a truck and 26 ft enclosed trailer so we can pickup ourselves and I know how to install and set up walls so My buddy can be up and running easy and with less money out of pocket than most! My ex-wife owns a salon I set up (and gives my daughter a good life) taht cost about $40,000 out of pocket...she makes probably about $50-60,000 a yr PROFIT!!!
And NO, it would not be a Planet Beach!!

And, if you look at my original post, it says to contact me at my phone number or the email address I listed. Of course, we discussed this when we spoke by phone. And, once we talked by phone, I called you probably 3 or 4 times to get a time set up to meet you there. I think that's hardly someone who is dodging communication with you.

How on earth would you expect anyone to guarantee you that sales would be $110,000? Obviously, no one could. I think my asking price is reasonable to someone who has experience in tanning or marketing because:
a. The equipment alone is worth the asking price.
b. The salon has shown sales potential of $100,000 + annually. If it was making $100,000 a year now, then I would be asking much more than what is currently listed.

I don't know the skill level of your friend (or you, for that matter), so I wouldn't even "guarantee" that you would make more than we do. For all I know, you could come in and take over, customers wouldn't like you, and never return.

If your friend Jay would like to talk to me, then have him call me. I currently have half a dozen people that I am talking to about it. I am not in a hurry to sell it, so to speak, but if we're still here next July, then oh well... We make more than enough from our other incomes to subsidize this one until then.

i don't understand the drama.

If you are interested in buying the salon, you call him you go see the salon....if it's something, you want you put in an offer.

That's all.

It's up to the purchaser now to follow through and call the salon owner with any questions he may have about the salon.

If you don't call him....then the salon owners thinks you're not interested. He's not going to call you and ask you if you want to buy it. Cuz if you did, the offer would have been in his hands.

To be honest, I don't understand either, Din.

The original buildout cost over $100,000, and the first two years gross was approximately $100,000 each. It did go down since then.

However, I am selling it for only $25,000... actually I will take $20,000 for it. Even it LOSES $1000 a month for the next 6 months, then the buyer only has $26,000 invested going into the busy season. That's hardly a bad deal, in my opinion.

As for the rent, it is higher then I would like, but the new owner could either ride out the assignment on our current lease, or sign a new lease for a lower amount. I explained this to Todd, but he keeps harping on the fact that the lease is high. When I bought the place, I actually had the rent lowered from what it was... I'm sure, in today's economy, that the next owner could negotiate an even lower rate. Of course, any potential owner would have that worked out before they bought it.

I apologize for the drama thread to everyone. I hope everyone has a great week and happy 4th of July next weekend.

I was interested in helping my friend buy the salon who has no tanning salon experience but plenty of cash to buy it. After looking at it, getting the figures, I told him I don't think it is worth the price. The equipment is Tropical Rayz which I think look cheap and 28 lamp base beds are not something I would keep. Even the upper level beds are not something I like. My buddy says he could afford to put money into the salon and build it up. I think it is best to open in a plaza that has more traffic. The salon decor itself in beautiful but even selling the beds, you wouldn't get much for them...$500 each base bed, $1000 at most for the bigger ones. They are not up to commercial standards unless they went into a gym. (I did installs and have sold many used beds over the years!)
The lease is up in about one year and who knows if the landlord would even renew (still waiting for a copy of the lease). I think Liberty should keep the salon through one busy season and get a little advice on what he could do to drum up as much business as possible (I have offered to help and I am sure he could find alot of advise here). Once the seeason is over and his lease is up, take whatever money he has, sell the equipment and decor, and go on his way.
if my buddy is still interested, they can talk and work things out and I will help my buddy improve it once he owns it. Either way, I would help Liberty or my buddy if they want it!!
No drama, just some miscommunication!! Sorry Liberty, you still have my numbers, call if you need any help with anything!!

I think it's safe to say...Liberty see things his way, I see things my way. He thinks this price is right, i don't, but it's up to my buddy to decide what he wants to do. (I think it will take more than one busy season to get back to $110,000 and more than $1000 a month ro get to busy season!)
I don't think either of us is right or wrong...I just think he needs to find a buyer that see's things his way and is willing to take a chance that things will get back to where they were.
Again, call Jay if you are still interested in selling it to him. He is in Ct for the next 3 weeks, but will be down the road again soon. Maybe you two can go out riding someday and talk. FL is a great state to own motorcycles...and Jay has 14 of them!!
