should you tear your rooms down when you leave a location

i am leaving my current location and am wondering if i should tear my rooms down when i leave. and is it legal to tear down the rooms i built since i am renting the building. let me know what to do the owner of the building says i cant but i feel i paid for it all and should be able to tear it down as long as i keep it looking neat.

Why would you want to tear them down? Are you afraid another salon can come in there and use it?

usually any TI's have to be left as they are... but check your lease to be sure.

No, duh. But, that's a chance you take when you close or don't utilize something like 'Smart Walls".

Check your lease for something like this:

If Tenant defaults with respect to any provisions of this Lease, including but not
limited to the provisions relating to the payment of rent, Additional Rent and
any of the monetary sums due herewith, Landlord may use, apply or retain all or
any part of this security deposit for the payment of Base Rent, Additional Rent
