Legally you are suppose to leave the dwelling as when you first rented. Unless you have somewhere on your lease that stipulates the improvement have to remain you can take them down.

It would also help to know where you are

No it doesn't. Like Bill said, most leasehold improvements become the property of the landlord.

Sorry but I've just looked it up and yes tenants can remove them as long as the original space is left intact, meaning no holes in the walls or ceilings.

However a landlord can write on his lease that any improvement done as part of the dwelling will have to remain once the lease is up.

So dustinlebleu, check you rental agreement and see if you have an addendum to that effect. If not, tear away!

I'm not sure where you are "looking up" your information. But this is generally how a typical lease will be worded.........

Tenants bear all costs of alterations and improvements to the premises, and any and all such alterations and improvements, once completed, will become property of the landlord.

Well here is a part of a legal commercial lease drawn by the State of Tennessee. I can post the whole lease if you want. Or I can get you a commercial lease from any other States you wish. I have a law degree with a major in Business Law so anything else you need pertaining to business in North America you can ask me!

6. Alterations and Improvements.
Tenant, at Tenant's expense, shall have the right following Landlord's consent to remodel, redecorate, and make additions, improvements and replacements of and to all or any part of the Leased Premises from time to time as Tenant may deem desirable, provided the same are made in a workmanlike manner and utilizing good quality materials. Tenant shall have the right to place and install personal property, trade fixtures, equipment and other temporary installations in and upon the Leased Premises, and fasten the same to the premises. All personal property, equipment, machinery, trade fixtures and temporary installations, whether acquired by Tenant at the commencement of the Lease term or placed or installed on the Leased Premises by Tenant thereafter, shall remain Tenant's property free and clear of any claim by Landlord. Tenant shall have the right to remove the same at any time during the term of this Lease provided that all damage to the Leased Premises caused by such removal shall be repaired by Tenant at Tenant's expense.

This is not the same as leasehold improvements. If his walls are temporary, by all means, take them down. You wanna compare backgrounds....I worked in commercial real estate - I read leases - and MOST leases in shopping centers across America state that Leasehold Improvements become the property of the landlord ie permanent walls. Leasehold improvements are not anything that was stated in your paragraph above.
