Re: Landlord won't comply!

Stop wasting time, find your lease call an atty.. and let them do what they are piad to do. Do not stress over it. Have them open an escrow account and pay your rent directly into that..until the matter is resolved. They cannot evict you as long as you do it that way.

Re: Landlord won't comply!

You might also want to check the electrical codes for your area. You may find that the service isn't the right size to carry that much load, which would force her to do something about it or shut her down (and you, unfortunately...but it sounds like she's threatening to do that anyway). Also, being separate shops, odds are they would be required by fire code to be wired separately, which means separate meters. It's definitely an avenue to explore.

(Sorry, it's the electrician's daughter in me coming out)

Be careful withholding rent money.....check with your local officials, or an attorney, for landlord/tenant rights before doing anything like that. In our area, withholding rent will get you legally evicted! There are steps you have to take before you are able to withhold rent money without getting yourself into trouble. Good luck.

Right, but there are legal ways to withhold rent money....like putting it in an escrow account. That way your landlord does not get the money, but you paid it. And you cannot be evicted.

which could mean they are not permitted and have no OC --whatever it is called in your state. If that is the case they cannot enforce a lease.
Call your ATTY.

Re: Landlord won't comply!

I agree Christine.....amabaycha had stated that he paid the landlord minus $200 dollars tho, without mention of an escrow account. Without having something like that set up, you could get yourself into trouble when it comes to withholding rent . I would think that he has a pretty strong case against the landlord if there was nothing in the lease stating that he was assuming the electrical bill for the whole building. And why would one knowingly assume someone else's electric bill? I think an attorney would be a really good idea.

Re: Landlord won't comply!

If her electric is running through your board, flip off her breakers.

Then negotiate through your attorney.
