Here's another way to look at it. You're looking at a space that is 3000 square feet. You ask the landlord what's the monthly rent? He says $3750.00. You say great I have six units, plan to be open 18 hours a day, I will tan 220 clients per day and can bring in $372,000 per year, darn I should buy this building from you, but I'll rent it. But whooooah, what am I paying per square foot you ponder? $3750 per month X 12 months divided by 3000 square feet = $15 per square feet per year. Echooooo.Echoooo.Echooo.Echoo.

Yes that is WAY too much rent unless you are running HP beds and charging $30/visit forgetaboutit. Sq footage is calculated by the year and not by the month. It can be converted to monthly but you can also convert Farenheit to Celsius. Just going to confuse.

Actually, it may seem high to some of us, but junglefever has to look at what the average rent is in their area, it could be a steal for all we know? Our local mall charges almost the same, plus they take a percentage of your revenue on top of that. Junglefever: you must know someone that is in the Realty business, ask them if that price is in line for your area. If not, talk them down, or look for better/cheaper. Don't forget to do a breakeven analysis to see what you have to do just to keep the doors open. That's a lotta bux you have to cover just to have a place to conduct business.

That is true, it could be the prevailing rate for his area. That does not mean his salon would support it but it could be what it is.
