Salon / Gym combo concept

There's a recently vacated gym business in my area, that is all fit out and ready to go (flooring/mirrors/front desk/bathrooms), 4200 SQ FT. I'm interested in taking the space and putting a keycard 24 hr access gym there, and leasing the adjoining 1200 sq ft next door as to open a tan salon. I'd like to open a spot in the wall so the same front desk person can greet people and operate both businesses. The area is a bit on the weak side for salon demographics, but I'm hoping the savings in payroll, possible savings in tanning tax (haven't fully reviewed), etc, make the opportunity worthwhile. I intend to have separate front doors and signage, something like "Pulse Fitness 24/7", and "Pulse Tanning". Doors would both open into same lobby area.

I'm attaching the demo report I got from Stephen Underhill (Thank you!). Any comments would be appreciated. Here is a google map link for the address, the nearest tanning salons are Pacific Tan on Rainbow Blvd (About 2.5 - 3 miles away birds eye view), and Bronzed on Warm Springs Blvd (Also 2.5-3 miles, north).

You won't have any savings from the tan tax as you don't pay it.

I'm saying that operating both under one business entity would provide exemption from tanning tax as I understand the law. I look at that as savings, making us more competitive with other salons in the area. However, we also want to sell individual tanning packages, and I'm not sure whether they need to be taxed or not.

Anyway, thats just a small detail. I think the biggest savings in efficiency is just having a single employee operate both front desks.

You're only exempt from the tan tax if you in no way charge for tanning. Just being a gym does not exclude you from the tax.

Are you thinking that if you do not pay the tan tax, that will make you more competitive?

REALLY??...please enlighten me.....the tax was and is not profit or income..the tax is paid by your customers and in no way plays into competitiveness.

I really was interested in any input people had as to the concept I proposed. As for the tax issue, I openly admitted in my initial post that I don't understand the laws exactly for that. My understanding is that there is some level of exemption for fitness facilities who offer tanning. Anyway, its just a small detail. Nevermind that.

Conceptually, sounds pretty good. demographically, too many competitors too close to you. Also remember, your business will be judged by both areas so don't run a crappy salon or fitness joint; they will reflect on each other. Sounds easy but its not, and they are not really similar businesses in my opinion. If you blend your tanning services into a monthly fitness fee, you can avoid the tan tax. Big chains are already doing that.
