You will see a 'bump' in customers whenever a new business opens (no matter what type business). You will get many curious lookers willing to see what all the fanfare is about...a true test will be 6months into the new business, with even a truer test coming in off season. This is when 'the thrill' and excitement of having a new kid on the block fades

Same demographics I have, but I have an additional 8000 college kids 9 months out of the year. I have 20 beds, don't really need them, but I keep the smaller players out of my market.

good for you! did'nt sound like you had much if any true competition. keep learning and educate not only yourself, your employee's, but your clients as well. you probably are already learning what bed you need next...which should be some sort of bed above your base, for clients to upgrade into other than what you have already.

What is your overhead and what are you taking in right now.

Don't bother looking at number of tanners, it's almost a mute point. Gross and net are all that matter.
