Smile Buying a Tanning Salon

Hello everyone Im new to the Tanning Community
the business im interested in purchasing is an older salon
with
6 - Sonnebraune 628
1 - VHR SunCapsule
2 - Sundash 32 10 minute beds
1 - Ultrabronze Eclipse
1 - MagicTan Spray Booth

The current owner has multiple locations and is slowing retiring
the numbers he is showing me is combined with the other locations
for that reason he is selling the salon with the equipment and priced
at 50k
The salon is about 1650square ft
Its dated(wood panels)bad color choices
I have to buildout the place
The location is what is keeping me interested
its located in a downtown area full of apt buildings, office buildings, and a university about 5 blocks down
there is only one other tanning salon in the area

I just need some a hand

Victor...sounds like you would be spending $50k to have to redo the place? Why don't you just look for an open rent nearby and start fresh and save $50k?? 1st 50k for a salon that needs remodel...NO! OFFER 1/2 THAT HE KNOWS ITS NOT WORTH 5OK!
2nd hes showing you numbers that are combined with the other salons NO!
3rd hes selling the salon with the equipment!@? how else could u sell it!

You need to see numbers for that salon only...if he dont have them RUN!

HES B'S ING YOU! A SALON IS ONLY WORTH WHAT SOMEONE IS WILLING TO PAY!

thank you tanman and ctanman for your help
this salon is in the midwest
when i mention the salon with the equipment, his price was based on just the equipment nothing else (sales or services)
My plan was to offer 30k and slowing upgrade the equipment
Right now he only offers 3 levels of tanning and lotion
I want to offer customers teeth whitening, airbrush tatoos, bags, and bikinis
also waxing
The nearby college and apt bldgs is what i want to target
I would need help in upgrading the machines like a timeline which bed first
and designing the new look

Spoke with the broker today, the owner of the building is willing to help with the build out
to some degree I have to come up with a proposal with a drawn out plan on how the place will look
