Red face Advice on Buying a salon

I'm new here and have been reading for several days so now I am seeking advice.

I have the opportunity to purchase an existing salon. I only have basic info at this time but am meeting w/ the realtor/owners today and will see financials, etc.

The salon has 5000 existing clients in the database. I don't know how many are regulars, etc. There are 10 beds. Monthly rent is $1650.

Could you please give me info on the monthly cost breakdown and also info on the exisiting equiptment? I have seen it and it is in good cosmetic condition but I know nothing about hours/lamps, etc at this time.

(1) Silver Bullet Super Bed (Level 5), (1) Montego Bay Viper Super Bed (Level 4), (1) ETS Saundome XL 48 Super Bed (Level 4), (1) Tropical UWE 32 Lamp high pressure (Level 3), (1) Tropical UWE 42 Lamp Low pressure (Level 3), (2) Sunmaster 28 Lamp (Level 2) and (3) Montego Bay 3000 32 Lamp (Level 1).

I would consider adding Mystic and/or airbrush to replace one of the Level 1 Beds. Any/all suggestions are welcome!

You need to get info like tax returns for the past three years, p & l statements, any equipment leases, ect. before you can even begin to know.

Yeah watch out for lease salons. They look/seem great until you realise you don't OWN anything but OWE everything!

This is PROBABLY not one of them but you never know.

If you do mystic that Sunmaster is the one to let go. Probably tan forever until you do change it out. All those beds are workaholics though. Will tan forever. You'd be surprised how many people think buying brand new is the way to go but it really isn't. It's the EXPENSIVE IRRITATING but GOOD LOOKING way to go...does nothing $$$ wise other than COST COST COST when something goes wrong.

What are they asking for it?

5000 clients doesn't mean much if they only have 200 active!! If they are computerized they should be able to provide that info. Also, ask to sit behind the computer and get reports yourself or do it with the owner. Seeing for yourself is the only way you will know!!!

Check tax returns and also check sales tax returns with the state....

If the salon is not making money for several years..... then you are basically buying used equipment. Don't listen to the"expensive buildout" BS either... although buildout is very expensive, you don't need to be responsible for the previos owners costs... Right now, there is a lot of inventory out there....a buyers market.

BTW.... anyone want to buy my salons????
