Rep Power: 0 | I haven't opened and I'm operating on a profit! But I need to make a lease contract! So the place that I recently obtained had the full salon and I found somebody to rent it out! I'm getting 3200 a month for it so I'm paying my rent, plus making 1450 a month! (my rent is 1750) Soooo we have to work out all the details! I just want to know if I can make a basic rules guidelines and have them and myself sign and that will be enough? Could I use that in court? What exactly should I do ? Most states have laws about what you can and cannot include in a lease (or any contract) so it's best to pay to learn now instead of when you're sitting in front of Judge Judy ;) |

I don't know what cam is... but insurance... all up to her. i'll have my own I think ill just use that sunless one that everyone uses here. Water... paid for by the land loard... Electricty.... 90% paid for by the salon owner... 10% paid by me ;) internet... well for now I'm bumming off the wifi from the doctors office ;) But I'm getting Verizon FIOS (maybe) for 150 a month for TV, internet and phone! Oh yeah and my electricity is 100% green (Green Mountain Energy), its renewable and doesn't emit any pollutants in the air ;) greens a fad so I'm riding it But yeah, I'd still be operating at a profit ;) Sorry I don't mean to come off as a know-it-all. I'm POSITIVE I'm off/wrong on something, so I'm preparing for the worse! *knock on wood* oh yeah and I still have two other rooms I can lease out and one of the rooms has a massage table built in. So I'm liable to make $2800 a month. Oh yeah the lady doing the salon is going to be a full AVEDA salon. But I need to make a lease contra common area maintenance (CAM) costs associated with operating and maintaining a shopping center. a few examples are window replacements, painting the exterior, snow removal, new blacktop, new roof.... the cost gets past to you each year. however it might not even have a CAM which would be cool. I've been going to an Aveda only salon for 14 years. I meant liability insurance. If someone fell on your just cleaned wet floors for example. Just things to think about and make sure you keep yourself protected.

And I def. need to get insurance. But I'd still be operating at a profit. Oh yeah, internet and TV would be split as well ;) |

But I need to make a lease contra sounds good then..... now the hard part. you all need to get along and respect each others clients etc. :) oh and I would also still get a good attorney... ours was $300 an hour and felt it was well worth it. :)
