Rep Power: 0 | lease agreement I am currently looking into purchasing a tanning salon. I have done so much research and finally made an offer just about ready to sign the lease with the landlord and the lease has the tenent responsible for all repairs on electrical, plumming air conditioning,and windows, etc.... I thought landlords took care of replacing air conditioning units if broken, broken windows,plumbing repairs etc.... Does any one eles have a lease that the landlord does nothing ? Kareamerica |

Rep Power: 20 | Re: lease agreement You have to negotiate these things into your lease. Some lanlords will do these things others will not and stand their ground. Sounds like you have some more homework to do since it seems you did not go in ready to negotiate. |

Smaller landlords are sometimes more lenient with the mechanicals and plate glass but if you're dealing with a large corporation don't look for much more than maybe a one year guarantee on the a/c, electric and plumbing and that's only if you negotiate it. |
