Rep Power: 0 | I think I have stumbled across a very good deal. salon w/ 5 beds - 4 Sunvision Pro 28LXT and 1 Sunstar ZX30 Speed 175 System - the Sunvisions are from '99 and the Sunstar is from '00. All meticulously maintained. Current client list of 3500, currently generating $45k profit for current owner (which is low due to her illness). She is quite ill, and needs to sell the place ASAP. She is asking for $5k now, and $5k during peak season. couple of questions for you guys: -what is the approx. value on these beds? -what questions should I be asking her that I'm not because I'm a noob to this industry? Rep Power: 20 | 10k...give up the money and run with it...you can always upgrade equipment later...steal isn't the word...get a move on and buy it before it passes you by...and in the meantime read as many topics as you can on here...and get on the internet and research, research, research...you will get good advice on hear but use the search engine before you ask...you will probably find the answers to all you questions...if not than ask...but go buy that salon... |

Rep Power: 21 | The lease arrangement is very important...If you pay 10K and it runs out in a couple of months and won't be renewed, not good. Also check out if it's a net/net lease, who pays taxes, do you pay CAM each month and how much is that...Electric charges, what property is paid for in salon and what is not. How about phonebook advertising, because you are too late to do that for the 2005 book now. Is she paid and current on that or is any advertising in place at all?Depending on where your located, that could be crucial. Location, Parking, Clientel...landlord, insurance, Check out tax returns, bank statements for deposits to verify income etc... Too much to even try to explain. Give her a "refundable" deposit to hold it and give yourself a little time to verify all of the above. If it sounds too good to be true though, it usually is... Rep Power: 0 | as far as advertising, here's the icing on the cake: I own and manage my own monthly regional newspaper, thus I will have unlimited, free advertising!! the lease is good for one more year, at which point she predicted the price will change by $300 increased but it auto-renews. what is "CAM"? location - across the street from the high school! parking-adequate this place is immaculate - she is VERY thorough on the cleaning - i'm pumped - we're shooting to take over on Dec. 1. thanks guys - Ben |
