I have limited option for lease space right now unless i wait3-6 months for construction. I met with a lady who remodeled some old office space in an L shaped building. In one half she has put her high end hair salon, nail, waxing, facials are also offered. The other half she has rented 3 rooms to a hair replacement person and I have looked at renting a 200 Sq foot lobby with a hall and 8 10X10 rooms. Problem is she doesn't want to separate electrical meters and A/C unit. She wants to include it all in the rent and doesn't understand how much my electrical will be. She is proposing 2000/mth for the 1000sq ft space and then me pay extra electrical on top of that according to how high it goes. Thoughts?

Ummmm...run...

You need to be in complete control of your electrical. No ifs, ands, or buts about it. There is no way you will be able to be sure how much "extra" you used, and how much of the "extra" she charged is really yours.

example...we had a relay go out in our A/C unit last month...ok, so what this means is that the unit NEVER shut off. Voila, our electric bill doubles...

Now, what if it were her A/C unit, and she just assumed you were using more electricity...

And that's just one example.

I run two businesses, and have been in the situation you describe...my advice--don't go there...

The rent is fair, establish a cap on electrical in writing. Depending on the demographics this sounds like a good opportunity. How is the parking, how many tons of ac are available to you? Is it easy to get in the building? Do you have space for an outside sign? You can also coop advertising with the other two businesses.
