Rep Power: 0 | If you read my first post you know that we had a site in mind the was a tanning salon in the past. I just spoke to the previous manager, she told me that the RSI Racing shop next door was putting out fumes that were making the clients and employees sick, and that the noise from them working on the Vipers was soo loud that you could not hear the music in the beds. Now we have to look for a build out, new Kroger center just opened and sites are available, I need info on what the build out will cost---looks like the bays are approx. 1700 sq ft.. How many rooms can we get? Thanks |

Rep Power: 21 | I am in a Kroger Shopping Center. I believe it is a great location! I have 1580 sq ft. I have 7 9 by 7's, 2 8 by 6, a 9 by 10 and a 10 by 10. I have room to add 2 more rooms if I wanted, but now I have a big "front area"/lobby. I dont know what your build out will cost you. I believe everyone's a little different. What I can say is make sure you have enough money put aside for probley the first 6 mo to a year, depending on many things. Any salons around you? what the population/demographics? Rent per sq ft ect... I do believe you will have a great location if you do go with this spot. Good luck! |

Rep Power: 0 | I have 1750 sq. ft. i have 12 rooms 8x8 and 2 rooms 10x10. A total of 14 rooms along with my utility room and a room in the back I made like a little kitchen. (because I spend half of my life here) There is plenty of room and everyone loves it. Yoco is right, make sure you have enough money set aside for the first 6 mos. I am just now starting to get out of the hole here and I am approaching my first year anniversary. I started from the ground up.... Good luck to you............. |

Rep Power: 0 | Just spoke to the leasing agent for the center...They have a application for a tanning salon already. She din't know if it would go through, she said to check back in a week or two. The site are either 1200 or 1600 sq ft, or could be 2100....$1.84 per sq ft. Thanks |

We have done all of our homework and are ready to go, but weezy is right, the cost for 2100 sq ft will be 3864/month. They will also give 3 months for build-out (free) and the first 3 months being open are FREE! However it is a five year lease. Paul |

Rep Power: 0 | I am getting ready to open a salon and have 1600 sq. ft. I can only get 10 rooms, one being the bathroom, out of the space. The city and the ADA (Americans with Disability Act) came in and said I had to make every room ADA compliant. It really cut down on the number of rooms I could have. Did you have to make everyone room ADA compliant? Would love to hear how each state differs on the subject. I'm in Texas. |

Rep Power: 20 | If you truly want to be in this business, do not be discouraged, you where not meant to have that space and it is fortunate that you discovered the problems with that space before you took it. If you want it bad enough you will find a way to make it happen. |

I had to pipe in...I love numbers : ) Ohhh, you are one of those people who figure it out per square foot per month. Typically it is figured out for the year and divided by 12 months. We had a long debate about this one a while back. The way it's done would be $22.08 per sq. foot. |
