When signing a lease on a new location their is some important issues to remember.

1. Make sure your agreement has you protected from another salon moving into the same building or strip mall.

2. Also make sure that no other businesses, such as a gym or fitness center can put tanning into their business.

3. If you have to add air conditioning and the landlord does not pay for it.Make sure you can take it with you,if you ever leave.

4. Have an option to to have a right to renew your lease for another three years at the end of your current lease, with a FAIR increase percentage cap on next term.

5. If your lease ends in the months between Jan-June, make sure you have an option to do month to month for at least 6 months at end of lease, so if you decide to move you will not have to do it during peak season.

6. Put a yearly cap or cap on on how much the landlord can raise your rent if you do re-sign another term on lease.

7. Be careful with a month to month agreement.. gives you no protection at all.

Does anyone else have some input? I know their is some things I may be missing.

Tip: Use portable wall systems instead of stick construction. If you ever leave you can take the wall system with you and not leave this location set-up for a new competitor to just walk in and set-up shop.
