I've come across a bunch of locations where the owners are not keen on the idea of a tanning salon. Up until this point, I've not really been concerned b/c the locations weren't great. Now, I've found a location and my r/e agent thinks we might be in for the same battle. Before telling me to back out, hear me out. Backing out to me is the first sign of a loser.

So, I need some quick help to come up with a 2 page doc about the tanning industry, and marketing ideas to bring in traffic to this salon location. I could sit here and make stuff up, and jot down all the statistics I know on tanning, but was hoping I could short cut this step and get some advice from those who have been through this before. I guess what I'm looking for is a bunch of points to put down on paper as "selling points" on tanning salons. And I need them TODAY!

Your help, as usual, is greatly appreciated.

Must have a strange group of property owners. Here, if it's legal and half-way moral they'll rent to anyone who can pay.

First and foremost do not ask others to do what you are unwilling to do for yourself... YOU find your own business plan..YOU do your own research.
You are the only one who will benefit from it why should anyone else do your homework?

There is on each of these sites a little thing called the search option.
Type in a subject such as....ohh I do not know.... Benefits of UV.

and cut and paste...then edit it to a short summary for purposes of winning over the landlords. Add that to your well thought out business plan..and I am sure it is not just a case of the landlord does not like tanning.
Most landlords shy away from people not experienced in running a business...Which is probably the case here. Some can and will over look such a shortcoming IF the new inexperienced tenant is willing to put down a large enough deposit. But in the recent economic woes...I too would find and excuse to refuse a potential inexperienced tenant that is grossly unprepared...if I was the landlord.

You maynot like what I have to say but I am giving you my honest opinion here. take it for what it is worth...and try to not be offended. Come prepared to business meetings or don't come at all..That's words to live by baby!!

They cannot argue with NBC now can they ?

Get rid of the RE agent..If you must use one, use one with the CCIM designation..Certified Commercial Investment Management..most succseful Commercial brokers wear this 'pin'. It is the PHD of Real Estate. You need someone who understands statistics, knows the best commercial properties in town, and usually a good raport with property owners..or go the easy route for a new start-up. Buy an existing salon for sale. Call local salons, someone may know someone looking to sell. I recently came across 4 for sale, not advertised. Selling for reasons extending from divorce to sickness..search and you will find. As Mj said, don't let others do what you can (should) do. Nobody has your interest in mind, better than yourself.

SoapKing - Thanks for the advice. Your iinput is appreciated - maybe r/e agent isn't the best description. They are the company representing the commercial space on behalf of the owners - a huge corporation out of state.

MJ, on the other hand. (Stepping on soapbox and taking off my "angel wings") NO need to get angry. I think the point of your post could come across a lot better if you would have just answered the question insted of repremanding me like I'm some sort of idiot. You have no idea what my business experience is or what business plan I have put together. Wasn't asking for others to do my work either - just asking for assistance, thoughts, and angles to take with the landlords to sell them on this business. People have been helpful in the past - and figured someone else had come across the same situation. If I wanted a business plan, I'd open my own and review it - CERTAINLY wasn't asking for anyone elses. So you're a tantalk "angel?" Does that give you the right to be a tantalk "******?" Your responses to a lot of questions amaze me. Why bother answering if it's so much trouble and makes you so angry? People are here to learn, exchange ideas, as I'm sure you've taken advantage of from time to time. Look at the section I posted in...... "Newbies." I think it says it all.
