our lessor is being very flexible with the buildout costs however does not want to spend the 20,000 required to upgrade to 10 tons needed for our 10 bed salon. Any suggestions?

Hang tough Goldengirl, I don't have adaquate a/c in my 13 bed salon and it really hinders my biz in the hot months. My landlord will not do anything. For the last four years we have nagged him and he won't help. We installed a wall unit for a littl help but it still isn't enough. Forunately we will be relocating soon and I plan to put 15 tons in hoping I won't outgrow that....Is there anyone here that can give her some really good advice? I know there is

Maybe this will help. My landlord refused to upgrade the electrical box and a/c in the newly constructed spot I'm going into. He then told me I had to use his contractors. He asked me to get three bids to see what others were charging. After I got the bids and realized how really, really expensive this was he said he would add $.50 a square foot per year onto my rent. This figured out to be a much better deal for me. I didn't have to use my cash, didn't have to borrow (and pay interest) either and he isn't starting it until year three of my five year lease. So, it is really like a free loan.Maybe you can work something out like that with them. Just a suggestion. You never know what will work or not!Kathy
