Renting out a massage room. Feedback Please?

Hi- I was thinking renting out a room for massage. We would provide towels, the table, the room decorated and ready. I have not made the room yet, just trying to get ideas and if it is worth it. It is quiet as for it is in the back of the salon with actual walls. 13' x 9'. Not Euro Walls like the rest of the salon.

How much does everyone charge for this? I think I would rather do a flat rate rather than a percentage.
Just looking for some feedback.

I've not done it but am considering the same. I was thinking about a percentage and the salon manage the appointment book/making. This way you make more if they make more and you own the data base WHEN they walk. I hear horror stories of the massues taking all the clients with them WHEN they leave. You take appointments in you software and you own the database.

Just my thoughts.

Massage therapists are an independent bunch. What happens if an appointment is made and the therapist doesn't show or is late. What makes it worse is this client could be your tanning customer. I've been there and tried this; a real nightmare and peed-off customers. I've tried both ways, renting a room, and a percentage. It just never worked for me. I would rather leave the room empty, a lot less hassle.

How about a mechanical massage like a Hydro Massage? Low maintenance, and relatively low investment.

^^^I tried that too, ended up selling that. I could never recoup my investment.

We just bought a used one (hydro massage). We haven't launched it yet but, the way I intend to use it, is to entice folks to buy the high dollar packages by including it with the high end tanning packages. I will sell it also as a stand alone service. The idea in any tanning salon is to sell the folks the highest dollar package that you can. If you can add a service to the tanning package and get $25 more a month out of your tanners, that is positive cash flow that you can attribute to your massage service.

The problem with salon owners is they believe the hype that a piece of equipment will automatically pay for itself in X number of months and they get disillusioned when it doesn't. You must market it smartly by combining it with other services that add value to your customer's membership. If you do, over time it will pay for itself, and you will set yourself apart from your comp.

IMO - Rent only, no booking for them; they are just renting space.

This, if they are renting your space then its pretty much their own business. If you have the staff/resources you can charge them additional fees to book their appointments and use your debit machine.

However with renting, you can only get as much as someone is willing to pay (average in my area is about $600/month), we employ RMT's and we make ALOT more money this way.

Yes hence the reason I've not done it. Have you considered bringing one in on your payroll allowing you to control all these issues?
