Need Advise on new location

OK, I need some intelligent feedback on opening a new Tanning salon..
first of all I have sat down with a demographics expert to review all supporting variables.
we have cash to start it up so no loans/interest rates.
I have been in the Spray tanning industry for 9yrs basically form the beginning.
the opportunity come up to open in a new plaza.. yes we have taken in consideration build out cost and all other costs..
supporting factors are we will be that it is between a fitness gym and a dermatologist. then one store over is avaida*salon
Its off a main highway. there is not a tanning salon for 14.2 miles
average income 137,000
3mile radius holds 57,000 homes
this is a new plaza that has been much needed.. the area grew faster than anyone thought it would.
we will also offer tanning beds, teeth whitening.
do you think this is a good move?? why or why not

I would like to pull a report and take a close look at the demographics. You are only going to draw your clients primarily from a 3 mile radius. 57,000 homes in a three mile radius will reflect a much larger population.

Be very careful with your equipment mix, price structure and overall business model. With specifics you can generate accurate income projections, along with start up and operating cost. With this information you can better determine the potential of this salon. Also take a close look at parking.

You can save a lot of start up and operating cost with your lease negotiation. Have you thought about salon size? I would really like to design a floor plan for you and take a look at a demographic report that i can generate. Please take the time to call me or send me an email so I can give you some direction and information that you will find very helpful.

At this stage of your project it is easy to make costly mistakes. Also being experienced with Spray tanning you will love seeing some of the great innovations available today.

OK Steve, so this is a test of your tanning expertise and acumen. Three questions that won't give away anything that you should be charging for yet will speak volumes about your methodology:
1. How much square footage should Turbo occupy?
2. How many EFT level (Level 1) beds should they have?
3. What percent of their sales should come from HP, High Performance, and UV-Free?
