Building a new salon any opinions on pre fab or sheet rock rooms?

When are you trying to open? Euro walls go up quick but may take 1-2 months to get.

Eurowalls are crazy expensive, but allow you to move things around if you like.

Sheet rock limits your ability to make any changes and if they drop the ceiling below the top of the walls you will have an HVAC nightmare!

Eurowalls quality has diminished over the last few years.

you can depreciate out prefab walls quicker, if you own ther real estate

Prefab walls cost 2x-3x more then drywall and only saves you a couple of days of construction! Its pointless. Most salons make their first big mistakes before they
even open and this is just another place to make an additional mistake!

Hmmm my prefab walls were about the same price as my constructed ones about 1-1250 a room as I remember. prefab does not require permits and is also an office supply that can be amortized plus its modifiable based on future expansion and can always be moved to a new space.

Any permanent rooms should be part of your lease negotiation as it's a landlord asset.

Buyer

I pay about $550 per room including crown. You want the landlord to pay for the walls because they can currently write off the entire amount. You still need a permit with eurowalls for your mechanicals. If you dont need to add power or air then you are either
to small to matter or got very lucky!
