Anticipating flood tonight

We have a mex. rest. next door. Earlier this year, for 2 months straight, every other day they were flooding us. Finally, they figured out that the hose was not in the drain, from the water softener regenerating.

It's started again- but the hose is in place and I'm losing my mind. The last time it happened, I told our maint. super to send one of the rest employees to clean up the mess. The maint super told me that they did not understand what he was asking them to do. BS.

The maint super does not know what is wrong. In speaking with the him, he seems to think the only way to catch it will be for someone to spend the night at the rest.

I called and asked him to cut me 8-8" long 2X4s. I'm going to put one under each leg and a couple under each ballast tray. Do you think this will put too much stress on the units? It's got to be better than them sitting in water.

Oh...I would find the owner..
They need to get it fixed.

Our landlord hasn't fixed the sewer here since Dec. We have all been calling 3-5 times a week. They do a small fix for 3 days. Jack Hammer holes in the floors of some tenants and leave it open...

Let them have it on the phone and they had someone here in 1/2 hour.

We pay too much $$$ to do the work for them.

Hold your ground!

Maybe you could type up a letter with "potential" or "estimated" costs surrounding flooding. They all understand Money.

Tell them water and electricity don't mix. That they WILL blow up and take the plaza with it.

Show them a value of $25k per bed at least and tell them that they will pay it.

I put in a phone call to someone else at our prop mgmt today. They are sending someone in first thing Monday. That will be the next day we flood- so they can see what we are dealing with. Went and picked up the wet dry vac this morning and it made the job so much easier.

I told them earlier in the week that I was billing the mex. rest. for all the clean up I've been doing. Mgmt said that was fine and for me to send the bill to them and they would take care of it.

HMMM..

10 loads of laundry; water clean up for 150 sq ft.; my time.......

Mojave, I figured hitting the mex rest in the pocketbook would help too. They were prob laughing at me this morning. They know I get wrecked when this happens.

Thank god we dont have carpet with the heat- that would have been a stinking mess.

Minimum someone will charge to come in is $250, plus cleanup time, plus Vacuum rental. Hit em for $400 each time (not including damages it does to the wall and beds, thats extra) and see how quickly they fix it.
