Building New Stores and Expanding Others

We are currently expanding our 7,500 sq. ft. salon and we are about to expand another salon. Do any of you hire out the buildouts or hire within to do it? We re also about to open up some salons around the area and i am wondering what you people do when you open up more salons, like how long it takes, how many people you have working there to build it, ect...

Huh? What do you mean by "hire within" to do a build out? I don't hire any of our employees to do build outs work, they are salon employees, not general contractors.....

I think he may be referring to the property manager that he's leasing from if the unit is rented.

If thats the case then no,most landlords just require you use someone who is license/bonded.

Or they could be referring to a company within the industry.

well when i say hire within i am talking about hiring someone an employee or myself knows to go up there everyday/night and build it out. That way we dont have to spend so much money just to expand or to open a new salon. Like for instance i am up there just about every night helping out but i have hired some people who are kin to someone in our corp office who know what they are doing. I just wanted to see what you guys did.

I do something similar. I usually have one guy who works for me in some regular capacity, when I had phone stores he was a sales rep. That guy usually shows me something, then I ask if he wants to tackle other projects. Then when I: gut and remodel my new house, build a tanning salon or laundry, or do any other project that I run into, he is my "*****" , but I use that term in a good way. He get tons of hours, lots of free meals, and extra ca$h in his checks. These guys usually graduate and move on and another take his place, but they always stop by and check on things. In fact one of them recently helped paint the new spray room and surrounding area till 1 am 2 days in a row. Even though he is an IT pro full time, making $$. They learn a ton and when they come back laugh at the goofy $hit I made them do.

final word it cost me 25-50 % to do a project then other people.

I get on the phone and have (at least 3) local contractors BID a project. IME -- for any "Build Out" project -- add ~atleast~ 3 weeks to the time frame that any contractor gives you -- that way you're blood pressure doesn't go through the roof when they tell you they are "behind".

man i bet that has to be exspensive. I just built a 15 bed salon for under $45,000 and the last salon i had built was contracted out and the construction and labor cost me $200,000 plus beds.

yeah thats true. I am pretty lucky. My main guy knows what hes doing so when im not there he'll keep everybody in line. We get it done pretty quick.
