Thanks for all the help. I decided not to buy it, and called the guy today to tell him. He is brutally honest, and says that he was waiting for my phone call to make a decision. Since I decided not to, he says he is closing the doors effective immediately. The electric is about to be turned off, and he is 1.5 months overdue on the rent. He says he owes $5000 in bills.
