Really?There isn't a commercial building(with exception of a converted residence)that doesn't around these parts.

A 200 amp service 3 phase is average.Sometimes you can luck out and find 400amp service.

Single phase is the most common here unless it is a major shopping center. The average small retailer has no need for 3 phase so the developers save the the additional cost. I had 3 phase put in this center because I had plans of eventually putting a salon in it.

3 phase is also more efficient for HVAC units.

In our new salon we have a buck/booster transformer for the whole panel. It is mounted in the ceiling out of the way. The cost was about half that of individual boosters for each room.

On the technical sheet from their website it says 70 amp breaker and #4 wire for 3 phase. Single phase is 90 amp breaker.

This is just a question for my peace of mind, I'm sure the electrician knows what he's doing. When running the 4 #4 wires is the 4th wire for the ground the same size as the other 3?
