Need advice on purchasing existing salon

I am looking into an existing salon to purchase. The salon owner has health issues and hasn't been able to work the salon like he should. They have had to close at times when they should be open (medical reasons) and have not done any advertising. They have been in the location for 10 years. They are asking $22K for it and said that they only made $12K after expenses last year (they say that they only made this much because of the reasons that I stated above). The rent is $2K and electric seems really cheap at $2200 per year. They have 6-7 beds and 1 stand up (all pure tan and all 10 years old). I believe with some new decor and marketing this could be much better. They have a large amount of clients that I could direct mail to to try and bring in more business without buying a mailing list. Please give any advise on if this seems worth it. Also, I have a 9 and 7 year old. Is this a mistake to do with kids this age? I would love to hire someone to work some nights so that I can still do what I need to for my kids. Does this seem like a possibility? My hubby will still keep his job but we can't afford to have to pay bills from our own pocket. Does anyone see potential?
